Multi-unit and condo buildings: common elements and board approval
Windsor has a large share of renting households, plus condo towers and older walk-ups. In many Ontario condos, windows and balcony doors are common elements or exclusive-use common elements, so the corporation controls them and owners need board approval, sometimes with a written agreement, before changing them.
For managers, a building-wide job goes through the board. A single broken pane in one suite may be the owner's or the corporation's to fix, depending on the declaration. Check before you book. Shop glass in a mixed-use building is under commercial glass.

After a break-in
Security after a break-in: glass, locks and board-up
Keep tenants away from broken glass, photograph the damage for the police and your insurer, then get the opening covered; see emergency board-up. Check for a forced slider or a lock that no longer catches, and for a ground-floor unit entered once, ask about laminated glass.
Older stock
Older rental buildings: heritage-listed walk-ups and apartments
Some Windsor rentals are on the City's heritage register, including late-1930s apartment blocks on streets like Argyle and Tuscarora in Walkerville. That's a reason to check with the City before replacing original street-facing windows; Walkerville's proposed heritage district is still before Council. In older walk-ups, new glass, sash cords and storm windows often beat full replacement, and the pro will say when a window is past saving.
