Fast-growing and mostly detached: why the hardware wears first
Lakeshore was formed in 1999 from Belle River and four townships along Lake St. Clair. Newer windows wear differently. The glass is usually fine; what wears is the hardware, plus the screens that get pushed in and out all summer.
Most of those parts can be swapped with the window left in place, and a young window is worth keeping. If a sealed unit fogs early, check for a builder's or maker's warranty first. West along the shore in Tecumseh, houses are a decade or two older and fogged glass leads.

Lakeshore issues its own building permits. Check with the Municipality of Lakeshore on whether a straight, same-size swap needs anything from them, and count on a permit for work that alters an opening, like a patio door where a window was.

Can a crank or balance be replaced on a newer window in Lakeshore?

Often, when the lake is why you built the deck. Glass keeps the lake in sight where pickets would cut across it. The trade-offs: regular cleaning, a broken panel is a bigger job than a broken picket, and it must be proper safety glass in a system made for a guard. Ask about panel thickness and whether the Municipality wants a permit.
